Think Spanishproperty, Thinkturkishproperty and thinkitalianproeprty sites are all completed and operational and feed their leads into a central database for the primary client also.

A further site thinkoverseasproperty.com is also included - currently it is a landing page but there is a site in development which acts as a global proeprty portal which is currently 98% completed - fully functional but requires content and some tweaks.

This site allows agent registration with the ability for agents to view leads generated on property enquiries. it also allows xml upoad of multiple properties.

All of the sites are based on Joomla except Thinkbulgarianproperty which is database driven but hand coded.

The database of subscribers for TBP is currently over 11k with a mailing database of 65k included.

 

Revenue Details:

Revenue from the site is generated by selling generated leads to clients.

Lead Generation pricing is currently set at €22 per accepted lead to primary client. Rejected leads are sold at 10€ per lead to secondary clients.

Revenue is generated also from mailings for other clients at a cost of €14 per lead.

A lead is defined as name, email address and telephone number.

Currently ppc campaigns are operated at a cost of approx €8 per lead though SEO and press releases have also been successful.

PPC operates through optimised landing pages currently converting at around 10%

Traffic Details:

Traffic is directed to the site through ppc campaigns, direct mailing campaigns and SEO traffic. - Primary country of visitors is the UK

    Hi thanks for the questions.
    Google spend is entirely up to you clients will take as many leads as possible!! But i spend around 4500 a month - with some good seo skills andmarketing this could be dropped dramatically. i have uploaded some screen shots of bank statements showing revenue from various sources (mailings and clients).
    Currently on page 4 of google.co.uk for bulgaria property keyword - not sure about others but know i am!

    1) Sorry, this is maybe a stupid question, but does it mean that if I get more clicks to the site from Adwords, SEO and marketing, then I will earn more money as the 2 present clients will buy all the leads?

    2) Where are you placed? The UK?

    Hi, Absolutely - the clients are very keen to get more leads!! The Primary Client buys all leads - the secondary client I generally give the rejected leads to operate from and he pays for 100 leads in advance - I feed him the leads using a database - he then has the opportunity to reject leads.
    The primary client does not accept leads that are have a low budget - but the secondary client does (if that makes sense!)
    I am from the UK but travel globally - currently in Latvia:)
    I have another opportunity with another Investment company which is why I am selling the site(s) I dont have the time to dedicate to this that is needed but Lead generation for real estate is very easy to expand (Everyone wants leads!!) and i believe the master plan i have was the way to go with this - basically one big site (the thinkoverseasproperty portal with lots of country specific children site)!

    Do you have a long term agreement with these 2 clients? What if they don't buy any lead after the buyer has purchased your website? How easy or hard is to get new clients in this market?

    The primary client has been a client for over a year and is very happy with the lead generation program and will continue the lead generation - they had a contract with me which is a rolling contract monthly, the secondary client is not under contract but has been using my services for several months. I also can supply another prospective client details who has asked me for leads but i have said no as at the moment all leads are getting sold. Lead generation is VERY much in demand by real estate companies throughout the worl - client are very easy to get - most large real estate companies use lead generation services as their primary source of new business. Lead prices vary from 15 euros - 35 euros in spain - all english speaqking real estate agencies. Generally if someone is advertising on PPC they wil be interested in lead generation(my secondary client was obtained after phoning a ppc advertiser and offering my services).
    Contractual agreements are possible with the primary client - I have a contract with them which requirees a months notice of cancellation - but generally i would keep the contractual requirements to a mininum as their is always the possibility of getting a client which will pay more - but that is entirely up to you.
    Short answer is yes clients are long term focused!

    Just thought i would throw this into the mix - i have a incomplete site www.leadscentre.com which i was going to use to advertise the lead generation services. This i will also add into the auction to help the buyer market the business. ( i have blanked out the client name in the newsflash!)

    The problem with 30 day auctions is eveyone waits to bid, and by the time the 30 days are up, there is always some new, more "exciting" site at the top of the list. Familiarity breeds contempt
