This site is very search engine optimized. I have it ranking on google for terms "morgage" and "morgage rates" in the top 10. Adwords advertisers pay up to $20 per click for these keywords. These are very targeted search terms. For what it's worth the website is also top 1000 on google for the term "mortgage".

I would also be able to rank for many more mortgage related keywords using the same system I used to rank for the two previous keywords.  I would reveal to you the system I am using to obtain these rankings, which you can then apply towards any keyword that you like.

I just do not have the time right now to put into the site like I originally thought I would since I have been caught up in other projects.

The website comes with a content Management system making it very easy to add new optimized pages. It currently has about 100 pages of content, but you can easily add many more.

It has a good foundation to build a large mortgage portal from. It is recommended for mortgage brokers as you would be generating your own exclusive leads and can make thousands of dollars from the closing of a sale.

Revenue Details:

Commissions from mortgage leads generated which close. $5000 per month potential revenue. This is based on a modest estimate of closing 2 leads per month with a average commission of $2500 for each loan.

Traffic Details:

The site gets about 500 targeted mortgage search hits per month.  It's not a lot of traffic, but when you consider how much mortgage hits are worth I believe it is worth a lot of money.  You'd have to spend thousands of dollars on adwords per month to get the same type of quality traffic.

    I'm interested but: is the current traffic coming exclusively from Google and has the site generated any actual income
    or is the 5,000 in revenue purely based on potential?

    $5000 revenue is based on potential. Traffic is coming from google, also has some msn traffic. Here is screenshot of leads generated.

    So let me get this straight, at present, the site generates $0 revenue?

    Which CMS are you using or is it custom built? If the latter, could you provide some basic spec's on its features.

    I also don't see the site in the top ten for "morgage", it is at position 22 for me: http://www.google.com/search?hl=en&q=morgages&start=20&sa=N ? ?

    It was a mistake, I meant to say the ranking is for keyword "morgages" with an s I currently see it as #2. It also is #22 for morgage without an s.

    The CMS is custom built. You can add new pages through the system, such as articles, or add a new page with city/state to show rates for that city/state. The CMS will create a new URL and add it to the appropiate section of site. The site has the following sections which you can add pages through the CMS:

    State
    City
    Loan Types
    Articles
    Resources
    Mortgage Brokers

    When these are added they will be linked from the homepage as well as the appropiate section of the site. They will also have search engine friendly urls containing the keyword you are targetting.

    The site at present does generate $0 revenue but that is because I am not trying to monetize the traffic at the moment since I had much bigger plans for the site. I just do not have the time needed to keep growing the site as I originally had planned.

    This is not a site for adsense. It is a site for mortgage brokers who want to generate their own leads for potential thousands of dollars in profit. It can also be grown to be a much bigger site. I am not lying since I am saying site is generating $0 currently for me. I have given these leads to family members in the past who are brokers and they have closed 2 loans from these leads and made approximate $8k in commissions. I currently need the money due to family emergency and also I don't have the time to keep growing the site like I had planned.

    I have checked many times and it does rank top 10 for "morgages" and top 10 for "morgage rates". If it no longer does in your datacenter then take that into consideration when placing your bid. Also I have not touched this site for 3 months so rankings might drop a bit, but it is not something that can't be regained with a link campaign. I would show you the source for this campaign.

    I am not lying when I say this site can generate $5,000 in revenue if you monetize it to the fullest. I am stating in these messages very clear it is only potential revenue. Am I not clarifying this by all the messages I am posting in response? This is the third time I bring up that the site is generating $0, since it does not let me change the listing after having posted it and I am new to this.

    You are bidding on a great CMS engine plus + a great domain name + leads are already being generated + potential to improve rankings and own many more search engine rankings. This can be a truly great portal, and I modeled the entire site after mortgageloan.com which completely dominates google for all keywords. With some work done on the site and additional promotion this can be a huge sie as well.
