We have developed community website software (PHP/mySql based) that we would like to license to individuals or create partnerships with people to expand our network. This software is custom coded and has been running now for over 3 years. The revenue model is advertising (Google Adsense and local banner advertising). My most popular city guide generated $10,000 in Google Adsense revenue in 2007.

We recently integrated Google Maps into this software.
Visitors come to our city and town guides because they have information
like weather, news, events, webcams, maps all in one place.
Adding listings is easily done. There is a web form where you can enter the name, addresss, zip code, phone numbers, URL, image and description. Once a listing is created and it has a valid address a Google Map will also be generated along with a listing in a Google category map.
I would like to license the software for $800 for the 1st year (this includes hosting and website design for the city/town). Subsequent years I would ask the licensee to pay $1000 per year or pay $500 per year plus a 50% share of Google Revenues in that year (hosting is included).
Revenue from advertising on the homepage would be retained by the licensee. Some of our websites generate over $4000 per year from this alone. We would work with the licensee to add the banner ads and charge only for design work and our time for adding the banners.
A Licensee's primary function will be to add merchant listings to the database and to develop relevant link partners. The more listings added the more potential for revenue. You don't have to have any knowledge of programming. Typing skills are helpful.
